Diane Morrison is a third generation realtor and has been in the business for over thirteen years. Originally from Southern California, Diane obtained a Speech Communication

Before real estate, Rita worked in Education for over 25 years. After retiring as a school principal, Rita decided to take up real estate. Michelle brings over 20 years of real estate, mortgage and new construction experience to the team. Buying a home is one of the biggest decisions that most people will make in their lifetime so choosing the right real estate agent Chattanooga is key for a smooth process. Our team at The Kim Raulston Group is here to help.
1. Choose Your Lender
When wanting to start looking for homes to purchase it is best to talk to your lender first. We have worked with many lenders in the past and The Kim Raulston Group highly recommends Mary Slakie at Mortgage Investor Group
However you are free to choose any lender you wish to work with. You will be closely working with your lender throughout the process so make sure you choose someone that you are able to work well with. The lender will request information from you such as bank statements or paycheck stubs. Once they receive the information they will be able to perform a credit check which will then determine the amount you are qualified for in purchasing your new home.
2. Determine What You will Need in a Home
Many homeowners have specific wants and needs when looking for a home. It is always a good idea to write these down so it will help you when looking for your home. The area is also something that is very important in the home buying process. Once you have you home’s “Wish List” make sure to provide that information to your real estate agent so they will help you in your home’s search. The Kim Raulston Group will find listings that meet your search criteria and will set up appointments for you to see those properties. We can also preview any homes that you would like to see if you are unable to.
3. You Found Your Home, Now What?
Once you have found the home that you could see yourself in, it is time to submit an offer. The Kim Raulston Group will provide you with a list of comparable properties in that specific area and help you determine what offer to submit to the sellers.
4. Making An Offer
Once you have decided on the offer, The Kim Raulston Group will submit the offer to the listing agent, with your signatures. If the offer is accepted then the seller will sign the Purchase and Sale Agreement and you are now under contract. Often times the seller will discuss the offer with their listing agent and they may either accept, counter or reject the offer. Sometimes offers and counter-offers will be presented back and forth a few times before the parties come to an agreement. Once everyone has signed the final offer/counter-offer, the contract is in place. Earnest money accompanies the offer and will be held with the listing broker. At the closing, this earnest money deposit will be credited back to you as part of your down payment or closing cost.
5. Inspection/ Appraisal Period
Once the contract is finalized, the buyer has the option to have the home inspected. We encourage buyers to make sure they get an inspection of the home just to make sure there are no costly structural, electrical or plumbing issues. The buyer will pay for the home inspection to be done. The inspection will tell a lot about the true condition of the house and will help the buyer decide what repairs need to be made. A typical home inspection typically costs between $300-$500. Once the inspection is completed the buyer will receive the inspection report and then negotiate with the seller as to what repairs need to be made. If the buyer decides that there are too many repairs that need to be completed then they have the opportunity to withdraw their offer. The appraisal on the home will be ordered by the lender and will also be completed.
6. Time to Close on Your New Home
This is the time that you need to be contacting the local utility companies to make sure the services will be transferred to your name on the closing day. Begin to pack! On closing day you will all meet at the title company and the property will change possession on paper.
